ScorCity Scoring Methodology

How we calculate the investment score of each municipality using 100% open data.

General Principle

The ScorCity score is a composite indicator from 0 to 100 that measures the real estate investment potential of a municipality. It synthesizes 16 objective criteria from public sources, grouped into 6 pillars.

Each pillar receives a score from 0 to 100, then the final score is calculated by weighted average according to the relative importance of each pillar for an investor.

Score Calculation

Step 1: Data Collection

Raw data is collected from 9 official public sources, all under Open License 2.0. Import is automated and frequency varies by source (daily to annual).

Step 2: Normalization

Each indicator is normalized on a 0-100 scale relative to all French municipalities, using a percentile ranking. A municipality at the 90th percentile for yield gets a sub-score of 90/100 on that criterion.

Step 3: Aggregation

Sub-scores are aggregated per pillar (average of the pillar indicators), then the final score is calculated by weighted average of the 6 pillars according to the weights indicated above.

Step 4: Updates

The score is recalculated during each nightly build. Municipalities whose data has been updated see their score adjusted automatically.

Limitations and Transparency

The ScorCity score aims to provide a synthetic and objective overview. However:

  • It does not replace the advice of a real estate professional.
  • Data may have a time lag (up to 12 months for annual sources).
  • Some rural municipalities have less data, which may affect score accuracy.
  • The score does not account for subjective factors (tourist appeal, future urban projects, etc.).

We continuously work to enrich sources and improve model accuracy.
