How to use ScorCity to find the ideal municipality for real estate investment.

What is the ScorCity score?

Every municipality in France receives a score from 0 to 100 that synthesizes over 16 objective criteria from public data. The higher the score, the greater the real estate investment potential.

The 6 pillars of the score

💰 Rental Yield (25%)

Ratio between average rents and purchase prices per sqm. A gross yield above 6% is considered excellent. Data comes from actual transactions (DVF) and rental references.

🏠 Property Prices (20%)

Median price per sqm from actual transactions. Affordable prices improve the score as they enable better yields and lower initial investment. Expensive municipalities (Paris, Nice, Annecy) are penalized on this criterion.

⚡ Energy Performance (15%)

Distribution of EPC ratings in the housing stock. A municipality with many well-rated homes (A, B, C) gets a better score. With the progressive ban on renting energy-inefficient properties, this criterion has become strategic.

🛡 Safety (15%)

Crime rate relative to population, based on SSMSI data. Safety is a major criterion for tenants and directly influences long-term property value.

🌳 Quality of Life (15%)

Synthesis of multiple indicators: public facilities, water quality, fiber and mobile coverage, healthcare access, education, transport. A good quality of life attracts tenants and increases property value.

📈 Growth Dynamics (10%)

Demographic growth, new construction, property price trends. A dynamic municipality attracts tenants and offers capital appreciation potential.
